As your General Contractor, Laguna Pacific will begin your project with comprehensive working drawings. From there, we will develop a complete sub-contract bid package which will include pricing proposals, schedules, and construction means and methods. Subcontractor selection and supervision takes place throughout the project from groundbreaking to project close-out. We continually fine-tune every aspect of the project delivery process to ensure we are providing the highest level of client services at the most competitive price.
As your Design/Build contractor, Laguna Pacific will work with the owner to select the architect in the early design phase. We will be the owner's representative and work with the architect to construct a successful project throughout the entire project life-cycle.
We will perform a subcontractor selection and continue to supervise until the project is completed. Pre-construction services that include estimating, cost control, scheduling and value engineering are done as a normal part of the design / build contract. The advantage of a "design / build" team is unique in that it brings value to the client through incentives that save money and time, and ensures a quality project through a single-source, with improved risk management and a lower incident of contract modifications, claims, and litigation.
As your Construction Manager, Laguna Pacific will act as an extension of your ownership staff, or as an owner's agent and as a intermediary between the design team, general contractor and owner. What differentiates construction management from general contracting is that Laguna Pacific would not hire subcontractors, but oversees the design and/or construction team. We will assist with the scope, development, design team and contractor selections, project accounting and project closeout. We tailor the scope of each management assignment specifically for our clients and their project needs. We insist on business done right.
